Do I Pay Any Fees?
There are no introductory fees, but if you decide to take on a tenancy of a property you will pay an application fee.

What Information Do You Require About Me?
If you decide to take on a tenancy of a property, you will be required to complete an application form where the main information required is your current and previous addresses, employment/accountant details, bank details, and any current landlord/agent details. You must provide at least two forms of identification (one being photographic).

What Initial Payment Is Required?
You are required to pay one months rent in advance and a security deposit equivalent to one and a half months rent (to be held against the cost of any cleaning, repairs or replacements that are necessary at the end of the tenancy to restore the property to the condition it was in at the beginning of the tenancy).

What Is A Tenancy Agreement?
It is a legally binding contract between you and the landlord, applicable only to you and the property you are renting. It will state the length of tenancy, amount of rent, your rights and responsibilities.

How Long Is A Typical Let And What If I Wish To Extend Or Leave Early?
Your agreement will be a Short Assured Tenancy under the provisions of the Housing (Scotland) Act 1988 for a minimum fixed term of six months. There is no provision for the early termination of this type of tenancy, which means that by signing the agreement you are undertaking to pay the rent for the full period. There will be an option to extend the term of your agreement after the period, either for a further fixed period or on a month to month basis. If you decide not to renew your agreement then you must give the landlord at least one months notice.

What Other Payments Am I Responsible For?
Tenants are responsible for their own supply of gas and electricity, and council tax payments whilst occupying the property. If you wish to connect the telephone then you will be responsible for any charges applied. Television licenses are also your responsibility unless the landlord includes a television as part of your rental.

Can I Re-Decorate?
Tenants often believe that they could personalise their accommodation by decorating it themselves and in so doing would please the landlord. PLEASE DO NOT DO IT WITHOUT AUTHORISATION. NB ‘Blu-tac’, nails, etc. will damage the walls and any necessary re-decoration costs will be deducted from your security deposit.

What About Pets?
You require written permission from the landlord to keep pets at the property.

What About Insurance?
Any insurance that the landlord has will not cover your property. This means that your possessions are not covered in the case of any accident/theft. Because of this we strongly recommend that you take out a policy to protect yourself, especially if you have any particular item of value.

What Must I Do At The End Of My Tenancy?
You must fulfil the obligations stated in the tenancy agreement and leave the property in the condition it was in at the start, or deductions will be made from your deposit. This will include thorough cleaning and all linen, used or not, freshly laundered. If you have moved furniture, return it to where you found it at the time of the inventory.

When Do I Get My Deposit Back?
After an inventory check and final inspection, provided there are no discrepancies, your deposit will be returned shortly after you leave the property to the forwarding address supplied by you. Any discrepancies will delay the return of your deposit. You cannot offset your deposit as your last months rent – any attempt to do so will incur late rent action.
